NOTE: Every MOLD REMEDIATION situation varies. The size of the mold growth is the basis for the six levels of remediation. This is based upon the New York City MOLD Guidelines on Assessment and REMEDIATION of Fungi in Indoor Environments and the EPA MOLD REMOVAL Guidelines and the IIRC S520 protocols and IIRC S520 - Second Edition.
The levels of Mold contamination are based on six levels as follows:
• Level I - A small isolated area less then 10 square feet
• Level II - Mid sized isolated area of 10 to 30 square feet
• Level III - Large isolated area 30 to 100 square feet
• Level IV - Extensive contamination over 100 contiguous square feet
• Level V-VI - Involve HVAC contaminations

  In most cases a level I or II contamination can be remediated quickly and effectively without exhausted methods. Areas of extensive growth that require the installation of a containment and negative air system require a much more detailed approach.

  As outlined in the IICRC S-520 Environments, costly and complex sampling and testing is not necessary when you have a visible mold problem. The proper step is to take action and have the mold removed. Understanding this important process can save you several thousands of dollars.

  Home Enviro recommends a third party PVRT clearance test after the completion of any remediation project in a Residential, Commercial or Institutional building, any contamination involving HVAC systems, and contaminations involving health problems. Third party completed clearance testing is completed by an independent testing agency. Samples are taken and measured against outdoor background levels to confirm that remediation was successful.

  AC Mold Contamination and Remediation:

While all AC ducts will likely grow some mold and will become discolored with visible mold or visible dust to some degree, it is not normal or healthy for ducts to become excessively moldy, or to produce a strong MOLD ODOR.
